Fairgrounds Area New Orleans: Sales, Multifamily, and Rental Market Deep Dive

With that in mind I thought it would be fun to see what is going on with real estate in Fairgrounds.
Below is data pulled from the MLS. The sold data shows what has happened in the last 30 days.
Single Family Sales
The DOM story here needs context. Two of the four closings sat on market 171 and 172 days before finding buyers. The other two sold in 3 and 9 days at $362,000 and $831,000 respectively. When this market moves, it moves fast. When it doesn’t, it sits.
Multifamily
Small sample on closings: two sales don’t make a trend. Also worth noting.. the triplex at 1682 N Dupre sold in 3 days at $11,500 over list. The fourplex on Maurepas sat 380 days before closing at $585,000. Nine active multifamily listings with zero under contract suggests buyers are being selective at current price points.
Rentals
22 active rentals with only 4 leased in 30 days is a slow absorption rate. Units are sitting over a month on average before leasing. I think its worth noting the difference in the median leased #’s compared to what is still active on the market.
What it means
Buyers: Sub-$300K entry points exist but inventory is thin, 7 active listings across a wide price range. Move fast on correctly priced product; the 3 and 9-day closings prove demand is there.
Sellers: 1.75 months of inventory is firmly seller’s market territory. Overpriced listings still sit, two of four closings took 170+ days.
Investors: Nine multifamily listings, zero under contract. Buyers are negotiating. The triplex that sold in 3 days over asking is the exception, not the rule.
Renters: 22 active units, 43-day median DOM. Its worth asking a landlord if they would consider terms
Landlords: When pricing your unit be sure to view data like this before listing. If you want a tenant quickly try to price it right below what the other Active units are leasing at. You can see the leased homes closed very quickly compared to the $1500/mo active rentals.
